RENT A ROOM - OUR SERVICES
The main concept of our service is to offer our experience ensuring you the landlord rents your room to a suitable person.
Many people are reluctant to rent out a room because of the potential consequences of a 'lodger from hell.'
Vetting prospective lodgers is all part of our service and expertise.
THE WHOLE PROCESS EXPLAINED -
* We visit the landlord and discuss the type of lodger preferred.
* We take pictures of the room and details i.e, ensuite, furniture provided, decor, amenities, location, type of property.
* We advertise the room on our website, in our local papers, hospitals, post offices, shops etc.
* We make appointments for lodgers to view the room.
* We accompany all viewings.
* The landlord has the opportunity to select their preferred lodger.
* The selected lodger fills in our application form.
* We carry out credit checks using Equifax, job references and previous landlord references.
* If the lodger is approved we arrange a completion date.
* We draw up a tenancy agreement and standing order form.
* If the landlord requires a deposit this will be held in a government run Tenancy Deposit Scheme.
*On the day of completion both parties sign the agreement at the property and the lodger pays the first month's rent less our fee.
